Awdry Law is pleased to announce the appointment of a new Senior Solicitor to its Land & Development team, based in the firm’s Swindon office.
Joining the firm in February 2026, Jessica de Noronha brings nearly twenty years’ experience built exclusively within residential development. Beginning as a paralegal in residential plot sales, Jess quickly developed a passion for the detailed and technical nature of development work, as well as the satisfaction that comes from being involved in the creation of new homes.
Jess advises developers and landowners across the full lifecycle of development transactions and prides herself on acting as a trusted advisor, taking a proactive and collaborative approach to getting deals done. Believing strongly in collaboration, she works closely with all parties involved in a transaction to keep matters progressing smoothly and to make the process as straightforward and positive as possible.
Her experience covers a broad range of development-related matters, including the purchase and sale of development land, heads of terms reviews, option and promotion agreements, conditional and unconditional contracts, development finance, planning and infrastructure agreements, and residential plot sales.
