I joined the Land & Development team at Awdry Law in February 2026 as a Residential Development specialist. I have worked in this field from the beginning of my career, starting as a paralegal in residential Plot Sales and progressing from there as I loved the detailed nature of the work and the satisfaction of being part of the creation of new homes.

I pride myself on being a ‘trusted advisor’ to developers and landowners alike and being proactive in getting deals done. I believe that collaboration is key, it is important to have strong relationships with all parties in the transaction, both to progress transactions and make the experience less stressful, possibly even enjoyable, for everyone involved.

I can undertake all types of work relating to development transactions:

• Purchase of development land: providing commercial and timely advice to developers on the risks and considerations in the acquisition of land for development;
• Sale of development land: preparing contract packs and liaising with buyer’s solicitors for landowners proactively to facilitate the sale of land for development;
• Heads of Terms review: reviewing the terms prepared by the agent at an early stage to minimise negotiations throughout the transaction;
• Types of contract:
  • Promotion Agreements and Option Agreements, both fixed price and open market value calculation;
  • Conditional Contracts;
  • Unconditional sales and sub-sales;
  • Development Finance: completing due diligence for borrowers, advising on security documents;
• Planning Agreements: Section 106 Unilateral Undertakings, Section 106 Agreements, Section 38 Highways Agreements; Section 278 Agreements;
• Infrastructure Agreements: Deeds of Easements for Gas and Electricity, Transfers and Leases of substations or pumping stations; Section 104 Agreement;
• Plot Sales: Site Set Ups / Assemblies, drafting leases and transfers of part, transfers to management company, sale of freehold.

1. I am a morris dancer in my spare time, I dance with a side called Mayflower Morris who dance traditional North West morris.
2. I am a real ale buff and take every opportunity to sample a local brew in a proper pub (see also: morris dancing!). My favourite beer is Dark Star Hophead.
3. I couldn’t live without music. My commute into the office is soundtracked by (mainly) 90s and 00s indie and I go to as many gigs as possible.
